In Queensland the renting rules are set out in the Residential Tenancies and Rooming Accommodation Act (Qld) 2008. By signing a Tenancy Agreement, you have contractually agreed that you understand your legal rights and responsibilities, and agreed to abide by the terms of the tenancy agreement.

My role as your Managing Agent is to ensure that all parties are meeting their lawful obligations in accordance with the Residential Tenancies and Rooming Accommodation Act.

When renting a property, you are also creating a home. My priority is to ensure that you are safe, secure and happy in your home. However, should an incident arise that places you in breach of your agreement, or the Act, I am contractually obligated to fulfil my role as your Managing Agent.

When renting you must:

  • look after the place and keep it clean
  • let the Lessor or Agent know, in writing, if repairs are needed
  • not damage, or allow someone else to damage the property & make good of accidental damage
  • not cause a disturbance or nuisance for your neighbours
  • not use the property for unlawful purposes
  • get written permission from your Lessor if you want to change anything about your property
  • pay your rent on time according to the agreement. Your rent due date is your paid to date.

You will be able to report maintenance straight to our Property Management Software and send your property managers a direct email message, have the ability to scroll through the news feed which will outline rents overdue, upcoming rent due, maintenance (& its current status is) as well as download receipts, tenant history reports and see any upcoming events.

  • Property and Tenancy Details – property address, paid to date, part paid (credit) amount, rent amount, tenancy commencement date, tenancy contract dates, bank reference # (Tenant ID), etc
  • Activity Feed – rent due, rent arrears, rent receipts, scheduled inspections, reported maintenance, completed maintenance, etc
